Price auctions: how to sell a property above valuation

How the sealed-bid method works, when it pays off, and why buyers bid higher at auction than during conventional negotiations.

How price auctions work

We launch the property at an attractive guide price. Over the course of a fortnight, block viewings are held, after which prospective buyers submit their binding bids. The seller selects the best offer and is under no obligation to sell if bids do not meet their reserve price.

Seeing strong competitive interest naturally encourages buyers to put forward their highest and best offers.

When an auction pays off

This method works best for flats in prime, sought-after locations, properties with standout features (such as a terrace, exceptional views, or a private garden), and homes where determining value through standard comparables is challenging.

Conversely, for highly specialised assets such as residential apartment blocks, we often recommend a discreet off-market sale.

The results in numbers

In our 2025 Prague auctions, properties achieved sale prices averaging 8.4 per cent above their initial valuation. The average timeframe from initial listing to contract exchange was just 31 days.
